- How often should a boiler be serviced?
- Once a year. Nearly all manufacturer warranties and landlord obligations are built around an annual service by a Gas Safe engineer.
- How long does a boiler service take?
- Around 45 minutes to an hour for a standard combi in good condition.
- Is a boiler service the same as a gas safety certificate?
- No. A CP12 gas safety record is a landlord safety check on all gas appliances; a service is a clean and performance check on the boiler itself. Many companies list both.
- What happens if a fault is found?
- The engineer will tell you before doing any extra work. Parts and repairs sit outside the fixed service price and should be quoted separately.
