How often do landlords need an EICR?
At least every five years in England, and at the start of a new tenancy if the existing report has expired. Scotland and Wales have their own equivalent duties.
How long does an EICR take?
Two to four hours for a typical three-bed home. The power is off for parts of it, so plan around that.
What does an unsatisfactory EICR mean?
It means at least one C1 or C2 code was recorded. Landlords have 28 days to complete remedial work and get written confirmation.
Are remedial repairs included?
No. The fixed price covers the inspection and certificate; any remedial work is quoted separately once the codes are known.
